The Smallest Home for Sale in El Cerrito

Downsizing is one trend in the real estate market. Here's a house in El Cerrito with less than 1,000 square feet.

As home prices rise, one trend developing in the real estate market is people looking for smaller houses.

There are a number of reasons for this phenomenon.

According to one Southern California real estate blog, Baby Boomers are looking to downsize as they reach or near retirement. In addition, first-time home buyers on a budget and multi-generational families looking for some alternatives are also seeking less square footage.

There are advantages and disadvantages to living with less space.

Most smaller homes are cheaper, have lower utility bills and require less cleaning and maintenance.

On the other hand, there's less room for personal belongings, less space for day-to-day living and no room for guests (maybe that's not a disadvantage).

In El Cerrito, there's a 982-square-foot home at 6828 Tahoe Place that's for sale for $550,000.

The one-story home has two bedrooms and two bathrooms. It was built in 1950 and sits on about a tenth of acre.

I used to live in a very small home in El Cerrito Annex (the 9-block are between Central Ave and Albany hill). It was on Santa Clara street.

My house in El Cerrito is less than 1,000 square feet too. Probably the smallest on the block! 2BR/1BA though. It's tough to host more than one person overnight, somebody gets to sleep in the spare BR, the other in the music studio behind the garage.

I was under the impression that there are several small bungalows in El Cerrito & the Richmond Annex next door that are 1 bath / 2 bedrooms at 750 sq ft. Some have had additions to make them over 1000 sq ft now, but many remain at original size.
