El Cerrito Real Estate Trends for 2013

The El Cerrito market has been one closely watched by buyers, investors and homeowners.

Many factors are driving buyers to El Cerrito, such as quality schools, a strong community, larger homes that are more affordable, and lower property tax rates than surrounding cities.

The data for 2013 is rather interesting. When compared to 2012 we see a general increase in median prices across all areas. This may be due to many factors, one of which could be traditional supply and demand. We also see an increase in percentage over the list price in all areas, revealing that we are still in a competitive market. The change in the number of sold homes is mixed, partially driven by lower inventory in the first half of 2013.
