Local Home Sales: Latest Real Estate Prices in Albany, El Cerrito and Nearby

Two homes closed escrow this week in Albany, and two in El Cerrito, but none in Kensington. I have included six from Berkeley to bring us up to 10.

The sale prices for these homes listed below range from $260,000 for a two-bedroom, one-bath house in Berkeley to $1.4 million for a three-bedroom, three-bath house in Berkeley's Claremont area.

Of the 10 homes, three sold within 17 days. That's a quick turnaround time in our area (and the goal of any Realtor), and often correlates with a strong sale price. Interestingly, six of the homes took more time to sell (between 20 and 41 days) still did very well, for 94 to 101 percent of their list prices.

It's not surprising that the home on the market the longest at 114 days is one worth over $1 million. Since fewer buyers are looking in that range, such homes often take longer to sell.

Eight homes sold for at least 94 percent of their original list price. The average list price was $641,200, and the average sold price was $622,015. Those averages are strongly influenced by the Garber Street home, which listed for $1.575 million and sold for $1.4 million.
