Local Home Sales: Latest Real Estate Prices In Albany, El Cerrito and Nearby

Only one home closed in Albany, two in El Cerrito, and none in Kensington since Aug. 31, so you'll notice more homes from Berkeley have been included this week.
Don't be alarmed - this is fairly typical of our market. Home sales tend to slow down quite a bit in August, and this year the trend just began a little early in late July. The buyer and seller are typically "in escrow" for 30 days, from the time the buyer and seller go into contract until the home legally belongs to the new buyer. Therefore, the homes that closed escrow in this last week most likely went into escrow in late July.
The sale prices for the homes listed below range from $333,000 for a two-bedroom house in El Cerrito to $2 million for a four-bedroom house in the Berkeley hills.

Of these 10 homes, eight sold within 15 days, and eight sold for at least 97 percent of their original list price. Three homes sold for $1.1 million or more, bringing up the average list price to $873,000, and the average sold price to $875,300.
