Local Home Sales: Latest Real Estate Prices in Albany, El Cerrito and Nearby Sept. 21-28

Two homes sold in Albany and four in El Cerrito over the last week, and I have included four from Berkeley to bring us up to 10. They range from a two-bedroom, two-bath condo on Pierce Street for $250,000 to a five-bedroom, three-bath home on Spruce in the Berkeley hills for $1,025,000. (But it's not all about location; two other homes sold on Spruce in Berkeley for substantially less.)
Four of these homes sold quickly, within 17 days of going on the market. A few lingered, and three of them took over 100 days to sell.
Five homes sold for at least 97 percent of the original asking prices, and interestingly they're spread throughout El Cerrito, Albany, and Berkeley. Again we see the common trend that homes that sold quickly tended to sell at or above their original list prices, while homes that sat on the market tended to sell for substantially less.
The average list price for these homes was to $616,989 and the average sold price was $603,590.
